Real ground, with the paperwork to prove it

Every parcel we show is a parcel of record — the exact boundary from the county auditor, flood and soil facts from the agencies that map them. If we don’t know something, the listing says so.

04 — No surprises

We tell you the whole truth about land

Ground comes three ways — ready, nearly ready, and wild. All three can carry a good home; they just carry different price certainty and different clocks. Here’s how we talk about each, before you sign anything.

01 — Land state

Finished lot

High confidence

Utilities at the lot line, road in, pad location established. Most site costs are already sunk into the lot price.

Narrowest site-work band — we price it from utility records and lock at contract.

02 — Land state

Partially developed

Medium confidence

Access is cleared and the remaining scope is knowable: final utility runs, drive, grading. Priced as a stated range until runs are verified.

Medium band — the estimate narrows after utility verification, then locks at contract.

03 — Land state

Raw land

Low confidence

Unimproved ground: well or water tap, septic or sewer, power run, drive, clearing. The most upside per dollar — and the widest range, permitting included.

Widest band. Nothing locks until the full feasibility study is complete — the study fee is credited in full at contract.

Ranges assume the stated land state and our published permit windows per metro. On raw land, permitting runs sequentially and is included above. Every estimate locks at contract — never before the feasibility study.

Two things people ask about first

The money

You pay for what’s built, as it’s built

One loan closing covers the land and the build. During construction, interest accrues only on the work completed and inspected — never the whole loan on day one — and it converts to a normal mortgage when you get the keys.
