These are demonstration projects — our plans placed on real land profiles from our metros, with the delivery numbers we hold ourselves to. When the first customer homes close, they replace these, variance and all.

Case study

The Hartwell — Maineville

Four acres of rolling Warren County pasture above the Little Miami, with a creek at the back line and power already at the gravel road. Configured with the bonus room over the garage and the wrap porch; the +1.8% variance models the limestone surprise in a drive cut that soil borings routinely miss on these hillsides — absorbed by contingency, not a change order.

The limestone in the drive cut cost 1.8% over the site-work band — it was paid from the stated contingency, documented in the week-nine update, and the contract price never moved again. That is what “range with a confidence label” means in practice.

The Linden — Hudson

A finished Summit County estate lot under mature oaks, so the whole calendar went to the house. The expanded glazing package faces due north into the canopy — the loft library never gets direct sun and never needs blinds.

The Mercer — Brecksville

One long bar set on a ridge above the Cuyahoga valley, window walls across the entire rear elevation. Municipal sewer means the septic contingency never gets touched — and in this scenario it returns to the buyer at closing, as the contract requires.

The Rowan — Peninsula

Eleven raw hillside acres against the Cuyahoga Valley woods, a well, and a perc test that demanded an engineered septic field. Fourteen months and one redesign later the cottage sits in a clearing you cannot see from the road — which was the entire point.

Our statement plan with the detached studio, on a partially developed two-acre parcel under New Albany’s design review. The charred-timber rainscreen is the test case: our review submission leads with a physical sample wall, built before the board ever votes.
