Eleven milestones, planned against actual
Planned dates were set at contract on partial land. Actual dates are what happened — including the six days the signed window upgrade added to framing. Where they differ, you see both.

Franklin County returned the full permit set in five weeks — inside the 3–8 week range we plan for in the Columbus metro. The septic permit cleared the county health district in the same window, no re-review.

Drive cut from the road frontage, pad benched, the electric extension trenched, erosion control in. The septic field's first perc location failed and the field moved east: $7,600 over the site-work allowance — the 1.2% variance shown at the top of this page, covered by contingency, not a change order.

Money, inspections, and paperwork in the open
The parts of a build that usually live in a contractor’s filing cabinet. Draw amounts are fixed percentages of the contract price, every draw is gated by a county inspection, and the one change order is here with both signatures on it.

Ready for inspection
Electrical rough is done and low-voltage is pulled. We ran our own pre-inspection walk this morning — three boxes to strap, one vent to re-slope, both fixed before the county sees them. The mechanical rough-in inspection is booked for Friday, Jul 24; draw 3 releases when it passes.

Straight talk: our HVAC contractor arrived Thursday instead of Monday — a prior job ran over. We resequenced electrical rough ahead of ductwork to keep the site full, so the slip is absorbed inside this phase and your completion window is unchanged.

Framing wraps next week, engineer walk done
Second-floor plates and the stair opening went in this week; final bracing runs Monday through Wednesday. Maren and Dale walked the frame with the structural engineer this morning — two truss hangers flagged and corrected the same day.
